A.1   How is this facility different from renting a traditional T-hangar, or Box hangar at any other Phoenix Valley Airport?
   
  • Instead of renting, you “OWN” your hangar via a long-term, 50 year sub-lease agreement with the the City of Chandler.  The lease has an initial term of 30 years with an option for an additional 20 years.  
  • All of the appreciation in the hangar value over time will benefit you directly when you choose to sublet or resell your hangar.  There will be few if any new airports built in the east valley and development on airports is few and far between.  Hangars are hard to come by.  
  • At any time you can sell, rent or lease your hangar to another party
  • You can configure your hangar space to match your needs, now or in the future
  • The waiting list to rent a "City Hangar" is in excess of 150 individuals and 15 years out for availability.  You could own a hangar today.

A.2   How are the Hangar utilities configured and metered?
   

In the event that any single user, in either of the buildings has a higher than average electrical usage, that hangar will be separately metered to insure that the electrical charges are fairly allocated among all tenants.  This design keeps electrical costs for each individual unit as low as possible.  

There will be no water, sewer or garbage charges in this development.  Each owner is expected to take his own garbage off the airport property and dispose of it at his residence.  This was designed this way to reduce overhead costs to a minimum.

A.3   Will Owners be able to work on their aircraft in the facility?
   

The City of Chandler maintains and enforces the Airport Rules and Regulations as well as the Minimum Standards that will govern the activities allowed in your hangar.

Any Preventative Maintenance as defined in 14 CFR Part 43 can be performed in your hangar. In addition any activity that is permitted by the IBC 2003 and the IFC 2003 based on the S-2 Occupancy rating of the hangars will be allowed. Any hazardous maintenance activities are expressly excluded including fuel cell maintenance, any open flames, painting, doping or welding. All of the Hangar Buildings are equipped with fire sprinklers throughout.

A.4   Can I have my own A&P work on my aircraft in the hangar?
   

The simple answer to this question is “yes,".  Again, with the limitations in the previous section.  


A.5   After I acquire my hangar what additional costs can I expect?
   

The Base Price of your hangar/office provides you with exclusive use of your hangar/office space for the life of the City of Chandler Master Lease, 30 + 20 years (50 years).

In addition, there will be pro rata expenses (based on the tenant’s square footage as a percentage of the total building square footage) for at least the following items:

  • Ground Lease
  • Common Area Maintenance Charges – Sweeping, Striping, Crack Sealing, etc.
  • Electricity for Commonly Metered Buildings
  • Fire Extinguisher Maintenance and Recharging - annually
  • Fire Safety Inspection - annually
  • Building and Liability Insurance
  • Fire Alarm Monitoring Services
  • Legal
  • Building/Door Maintenance and Repair
  • Management and Bookkeeping Fees
  • Administrative Expenses
  • Operating Reserves
  • Landscaping

These items will be estimated in the first year and adjusted prior to Year 2. These costs will be passed on to the owners for review. Payments will be due on a quarterly basis.  Affiliated Property Management will manage the project.  They currently manage all of the other hangar condo associations at Chandler Airport.  

As an estimate, a single hangar’s pro rata portion of the above charges will be in the range of:

  • Standard T-hangar – Approximately $89 per month
  • 60 x 50 Box Hangar - Approximately $255 per month

A.6   How will the insurance be handled?
   

The overall building and general liability insurance policy premium will be included in the common charges passed on to each owner based on their pro rata square footage. Each tenant will also be responsible for adequately insuring their aircraft, providing Liability coverage and Property Damage coverage and any substantial tenant Improvements that they may build.

A.7   How is title to my hangar held and do I own the land?
   

The City of Chandler has granted a long term Master Land Lease to F & G Enterprises, LLC. Each hangar “owner” will enter into a long-term sublease with F & G Enterprises LLC for a specific portion of the building (Your Individual Hangar) for the duration of the Master Lease. Provisions have been made in the Master and Sub Leases to allow the transfer of the operation of the facility to a Hangar Unit Association, made up of the tenants, once the construction has been completed.

A.8   How about after hours access?
   

Each owner will have 24-hour access to his or her hangar/office suite.  This will be via electronic entry via automatic gates monitored by the City of Chandler.  Each hangar owner will have the ability to acquire multiple gate cards from the City of Chandler Airport office.

A.9   Where will I park my car?
   

It is preferable that you park your vehicle inside your hangar while out flying to avoid blocking the taxiway access for other hangar owners.  If you will be working on your aircraft in your hangar, you can park your car in front of your hangar.

A.10   How do I reserve my spot and pay for my hangar and how long will the project take to complete?
   
  • 10% down to reserve a particular hangar.
  • 35% upon pouring the foundation
  • 35% after delivery and erection of metal building
  • Final 20% at closing
  • We anticipate that it will take around 5 months from the receipt of a building permit to "build out" the entire project.

A.11   How well do hangars seal my aircraft from the outside elements?
   

Aircraft hangars are built from pre-fabricated metal components. They will certainly keep your aircraft completely dry and prevent hail or wind damage. However due to the inherent discrepancies with large hangar doors and the metal jam, along with required ventilation to meet the city fire code, there will be small openings around and under the hangar door and either the roof or wall vent that will allow dust to collect. As compared to sitting outside, your aircraft will have significantly less dust, but it unfortunately is not a perfectly sealed environment like your home or business might be.
